Tips in Repairing an Asphalt Flat Roof

»Posted by on Aug 12, 2017 in Asphalt Flat Roof | 0 comments

Many commercial buildings and homes have flat or low sloped structure of the roof and many of these have been installed with the asphalt based system.  These systems can either have gravel or smooth surface on them to help guard against weathering. Cracks and splits are likely to occur around the perimeter, in the flashings and the general portion of the roof as these roof systems age and begin to break down.

Asphalt Flat Roof

Repairing leaks is a must if you want to maintain the good condition of these roofs and maximize its lifespan. General repairs to asphalt built roof system are quite easy to accomplish using the necessary tools and materials. However, if repair is not enough, replacement might be considered.

There are many roofing companies that offer professional services such as roofers Colorado Springs that provides high-quality work, customer friendly, and guarantees customer satisfaction. To help you with the repair, here are some tips for you to help with the work.

Confirming the Type of Your Roof

It is an important step to confirm that your roof system is an asphalt based roof. The following tips are only applicable to asphalt based roof systems. Some tips might damage other roof systems such as EPDM or TPO.

Prepare the Repair Area

Cleaning the surface of the roof is the first step in repairing. This is a critical step because it will help you ensure that your patch sticks properly to the surface and not to the stone or dirt that is embedded on the surface of your roof.

If the surface of your roof is covered with gravel, you must remove it prior to applying the patch. Gravel surfacing is used to allow water to flow through and between the gravel.     Water may flow beneath the patch if the patch is applied to the gravel without removing it.

Prime the Repair Area

Apply the liquid asphalt primer to the roof surface using either a brush or roller once the surface of the patch is free of all dust, moisture, and debris. These products work well when sprayed, thankfully, many of these products are sold in spray cans.

Applying the asphalt primer is crucial because older roof systems may be brittle or lack the oils present in newer roof systems. The patch can bind itself to the roof surface by applying a primer to the surface of the roof thus increasing the long term performance of the patch.

Cut the Fabric in the Patch

Measure your asphalt impregnated cotton fabric so that it extends at least 3 inches larger than the area to be patched once the primer has dried. It is advisable to install the patch in a two layer application. The first layer must be 4 inches wide fabric while the second layer is 6 inches wide.

Cement in the Patch

You can use the trowel to put a bed of asphalt flashing cement to the surface of the roof. Ensure that the flashing cement is applied evenly extending beyond the area where the cotton fabric is applied. After the layers have been installed, a finish coat of asphalt mastic must be applied beyond the 4 inches patch already applied.
